LANDLORDS come in all shapes and sizes. One thing our founder, S. David Cooper, learned while serving as the National Commercial Services Underwriter for a large title insurance company is that whether a landlord owns a 310-unit megamall with ground leased outparcels or a studio condo, landlords share many traits. Some landlords are more sophisticated than others, but the bottom line is that the property needs to make money. Landlords use our firm to draft iron-clad leases to help mitigate loss, as well as to negotiate with or evict tenants who do not comply with the terms of the lease. We can review and revise your lease and ensure that you are aware of any critical dates. We also represent landlords in disputes with homeowners’ and property owners’ associations to help protect their investment from overzealous board members or property managers.
INDIVIDUALS contact us, oftentimes, after a problem has already arisen. Many times, that problem could have been prevented by seeking legal advice before signing the contract, deed, lease, or other agreement. Individuals use our services for disputes with homeowner or condo associations, to prosecute or defend tenant evictions or boundary disputes with neighbors, as well as transactional matters, such as purchasing or selling a home and purchasing title insurance. We often represent tenants in eviction matters and security deposit disputes on a contingency basis, so do not let fear of an expensive attorney keep you from protecting your rights.
